Bus stop is a 1 minute walk, arrivals every 10 minutes.

The 'Seaside Annexe' is self-contained, 1 bedroomed accommodation. It is light and airy with vaulted ceilings, overlooking the English Channel and featuring an ensuite shower room, TV, rear garden, lounge & dining area, south facing deck and fully equipped kitchen. It is directly on the coastal path with secluded beaches on the doorstop and the South Downs National Park a short walk away. We are a 15 minute drive or a short bus ride into Brighton which has something to offer for everyone.

Tack Barn is our super stylish and sustainable holiday cottage here at Upper Lodge near Lewes - a very special place to stay. Tucked into a private woodland overlooking the pond and countryside, we've kitted it out with products and art from local makers. Ideally located for Lewes, the iconic Seven Sisters Cliffs and South Downs. Hop into the hammock and sit by a glowing fire-pit in the summer, or snuggle up in front of the wood-burner in the winter - the Tack Barn is special all year round.

Bexhill offers restaurants, galleries, antique shopping and strolls on the beach, all within walking distance. The Arthouse is 5 minutes walk away from the iconic De La Warr Pavilion with regular art exhibitions, comedians and musicians. The location is perfect to explore the Sussex countryside and neighbouring towns.

In summer, throw open the doors and enjoy long, golden evenings on the large private decking area, perfect for outdoor dining, morning coffee, or simply watching our resident geese. As autumn arrives, the woodland transforms into a tapestry of rich colours, with falling leaves reflected on the lake and crisp walks right on your doorstep.

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
