A short drive to Wadhurst station is perfect for day trips up to London, only a 1 hour journey. Wadhurst village, voted as the best place to live in the UK 2023, is a few minutes drive away. There are woodland walks, an abundance of wildlife to be discovered and even the 14th century Bodiam castle, a 5 minute ride away, if you’re lucky you might even spot a kingfisher.

A charming self contained small barn conversion in a semi rural location. An open plan kitchen, huge bedroom and bathroom. The cottage is stylishly decorated with a mix of vintage and new. Enjoy a long soak in the Victorian cast iron bath, long lie-ins in the superking bed, walks on your doorstep, games on the huge sofa or wander down to the village for an abundance of drinks and food. Hucksteps is a medieval, 3 bedroom/2 bathroom house centrally located in the Citadel of Rye. Facing St Mary’s Church, the house is surrounded by cobbled streets, period architecture, literary associations, stunning coastline, and vibrant culture. Camber's sandy beaches and dunes are an easy walk/cycle/drive away. A High Street full of independent shops, restaurants, inns, art galleries, Kino cinema, Rye Spa Retreat, tea rooms are round the cobbly corner.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
