Fully furnished River House with private access to the famous Beaverkill River Lower Mountain Pool. You can walk through a real working farm as well as taste the seasonal harvest when available. Here you can take a farm tour and visit with our resident animals, including alpacas, Nigerian dwarf goats, rabbits, and chickens. Whether it's fishing, relaxing by the fire, or sitting on the patio listening to the river, this farmhouse offers a peaceful retreat for the whole family to stay.

A pull down screen and projector make a fun movie night. Beautiful 100 year old wood floors from the Jim Beam factory. Amenities include full laundry, Bosch appliances, wifi, wood burning stove and fire pit. In the warmer months enjoy the renovated Airstream that sleeps four. (Currently unavailable)

This stunning house has been renovated and offers total privacy and serenity - sitting on 5 acres at the end of a quiet road. The Mountain Terrace has an indoor wood stove, a deck with a beautiful view, a fire-pit, 3 bedrooms and 2 bathrooms and a double high ceiling in the main living space. There is a washer/dryer, a dishwasher an artist cabin and a private yoga studio. An easy 15 min drive to Livingston Manor for great restaurants, shopping and activities. Pet friendly.

Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

First floor: kitchen with dining table for 6; living area with fireplace, drop-down projector screen, record player, writer's nook; bathroom w/ shower. Upstairs: king-bed bedroom; queen-bed bedroom; bathroom w/ tub, reading area. (Downstairs sofa also comfortably sleeps 1).
