With a fully equipped kitchen and bathroom you can enjoy your own private space away from the hustle and bustle of life. With a private garden to the rear there is ample space to while away an evening in nature. The property offers access to adjacent woodland, boasts off-road parking, security and tranquillity. It theoretically sleeps 10 but suitable for 7 if one prefers sleeping alone. NEWLY REFURBISHED. The annexe is a self contained bright studio of roughly 25 square meters with its private and secure entrance, close to the main house, so we are not far away for help and advice. We are situated in a very beautiful spot of Sussex, 10 minutes to Ashdown Forest and only 20 minutes from Gatwick. We are 3 miles away from the center of the charming market town of East Grinstead. Unfortunately there is no public transport close to us.

Self-contained studio close to Pooh Bridge

Lovely light 1st floor studio flat. Totally self contained with off road parking. Very comfortable king size bed, large living space, kitchen (with fridge & cooker, kettle, toaster), shower/loo and TV. About 500m from both Pooh Bridge as well as an excellent pub. Tea, coffee etc plus welcome pack of cereals, bread, milk and butter will be awaiting your arrival. Use of garden area. Friendly host with equally friendly spaniel.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
