Centrally located, Newport town centre is a few minutes walk. Yet the peaceful location of The Quay would never suggest you are in the heart of the town.

Watch the sunrise over the downland with the village of Godshill and its church spire in the foreground.Take a short walk to the wildlife pond and ancient woodland within the grounds or sit on the sheltered veranda and watch the ponies grazing in the paddock, whatever the weather inside with the wood burning stove alight looking out, the view is spectacular. Pygmy goats graze in the orchard.

Nestled in the heart of the New Forest with only a short drive to nearby beaches, open forest and the charming market town of Lymington, with its picturesque town quay, boutique shops, and bustling Saturday market. Not far away is Bournemouth, with long golden sandy beaches, theatres, restaurants and nightlife.

Kings Manor Farm Holidays offers Estuary Cottage, a pretty one-storey stone farm building is set in a beautiful rural area that provides comfortable accommodation for 4 people. It's a stone’s throw from the Estuary and you can see glimpses of water from the courtyard. There’s jetty access for fishing at high tide and a slipway for launching paddle boards and small boats just meters from the front door. Use of an outdoor heated swimming pool by arrangement in the summer.
