Direct access to the beach & under-cliff walk below. Super king-size bed, media wall with 65-inch TV & cosy electric fire, big shower with feature wall & underfloor heating, contemporary art, Nespresso coffee machine, free parking. 15 minutes to Brighton by car or a scenic 20 minute bus. Bus stop is a 1 minute walk, arrivals every 10 minutes.

Our bright, comfy and cosy beach home, with separate snooker/table-tennis/darts annexe, is located right on the picturesque Pevensey Bay. Brimming with ever-changing sea and sky views and well-equipped for an easy and truly memorable stay, quality time with friends and family is spent relaxing, playing games, enjoying meals, swimming, walking, cycling, reading, as well as exploring the attractions and culture of nearby coastal towns, historic landmarks and beautiful South Downs National Park.

Permit paid parking available (these are charged for locally) We also have a sofa bed for one in the lounge

There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.

We are Richard and Emma. Welcome to our home-from-home opposite the English Channel and two minutes from Hastings pier. Enjoy big skies and stunning uninterrupted sea views from the living room & kitchen and serene cliff greenery from the bedrooms. It is near all local attractions and under 20 minutes stroll to Hastings Old Town, situated between the heart of St Leonards & Hastings town centres. We welcome children aged 12+ and 'babes in arms'.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
