The Cabin - a little ranch house. A peaceful haven

Located in the High Weald area of Kent which is an AONB, The Cabin at Valley View Farm is set in its own space amongst 16 acres of wood and grazing. It used to be an old hop pickers mobile home but has been lovingly restored to a modern, well presented “mini” haven. A fully self-contained cabin with open plan lounge/dining/kitchen area, UK king size bed in bedroom and a shower room and toilet. Ideal for a couple or two singles as a Z-bed can be provided. The Bexhill Arthouse is a unique property with interiors designed by architect and artist Hanna Benihoud. It is a 3rd floor flat right on the seafront with dramatic views. The Arthouse is 5 minutes walk away from the iconic De La Warr Pavilion with regular art exhibitions, comedians and musicians. The location is perfect to explore the Sussex countryside and neighbouring towns.

We are close to the historical town of Battle where the Normans landed in 1066, 4 miles to the seaside town of Bexhill and 8 miles to Hastings. We are close to Lewes, Charleston Festival, Seven Sisters National Park and Glyndebourne. You’ll love our home because of the cosiness, the people, the location and the very comfortable beds. Our home is good for couples, solo adventurers, business travellers, families (with children), and dogs by prior arrangement, we love dogs as much as you do.

The Annex

A two bedroom self-contained cottage set in the East Sussex countryside, with views of the Fairlight Hall Estate and the English Channel. On a clear day you can see as far as Dungeness and the inter-lying beaches. Situated between the historic old fishing port of Hastings and the fortified hilltop town of Rye, on the A259. The Annex is next door to a family home within their established garden, to which guests have access. The nearest railway stations are Battle or Hastings.

The Sea Room at Lion House

The Sea Room is a glorious 2-bedroom flat situated on Marina in St. Leonards. The flat is incredibly spacious, has wonderful views and an extraordinary terrace, making it one of the most unique flats in the area. PLEASE NOTE: For those who have been following news of our building restoration, we are very happy to report that the scaffolding is now down and our beautiful views fully restored. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

There are 2 fantastic outside areas and it is a complete sun trap. Only 5 minutes from the Kent and Sussex railway, with Rye and Camber Sands located 20 minutes away, this property is one of a kind!

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

The Yard Rye

The Yard is a two-bed interior-designed cottage in the citadel of the beautiful Cinque Port town of Rye. It is situated down a cobbled passageway next to a pretty tea room. PLEASE NOTE – The property can sleep up to two adults in the master bedroom and one child in the single, with a pull-out camp bed if needed for an extra child. We also have a travel cot for an infant. Please be aware we have a steep staircase.
